Petiole co-invested alongside KKR in its multibillion-dollar acquisition of Wella from parent company Coty Inc. in November 2020. Wella is the second largest global player in professional hair and grooming products with headquarters in Darmstadt Germany.

Wella is a global hair care company and a well-known brand founded in 1880 by Franz Stroher. It is the second largest global professional hair player behind L’Oréal and has four main divisions: ​Professional Hair, Retail Hair, Ghd hair styling appliances and OPI, the world's largest nail brand.

Petiole invested alongside North Castle Partners in Barry’s, a boutique fitness studio operator and lifestyle brand headquartered in West Hollywood, California.

Barry’s is a regional boutique fitness operator and lifestyle brand that pioneered the indoor bootcamp category and is often labeled “the best workout in the world”– founded in West Hollywood in 1998 by John Mumford, Rachel Mumford and Barry Jay.

Petiole co-invested together with The Carlyle Group in a loan to one of the most established developers in the U.S. and the sponsor of the iconic Hudson Yards development. The project is based in Manhattan’s West Side with retail space, restaurants and the highest sky deck in the Western Hemisphere.

The Edge is the highest outdoor sky deck in the Western Hemisphere, a marvel of architecture, engineering, and technology with panoramic views of New York City. The Edge sits at the top of the Hudson Yards development, home to more than 100 diverse shops, offices, public art and dynamic cultural institutions.

The Financial Institutions Recovery Strategy (FIRF IV) was launched to capitalize on the new market regime by investing in the listed common shares of inefficiently priced U.S. community banks with less than $10bn in assets that trade at a meaningful discount to intrinsic value. This strategy will build a portfolio of 10-20 banks with an intended 2-3 year hold. The target companies are big beneficiaries of rising interest rates and have robust balance sheets but are overlooked by institutional investors and trade at generationally low multiples.

Petiole invested alongside Skyview, a China technology fund founded by former Baidu executives and focused on late-stages 5G and Artificial Intelligence (AI) Companies.

The next stage of rapid growth in China's economy will be driven by 5G and AI. China has been taking a leading role in the race for 5G. China accounts for 48% of the world's total AI start-up funding compared to the United States' 38%.

Petiole and Golub & Company have closed a joint venture acquisition of Lakehaven Apartments in Carol Stream, Illinois. The garden-style property’s 492 apartment homes are spread across 41 buildings with an average unit size of 868 square feet. Amenities include a clubhouse, resort-style pool, fitness room, and fenced dog park.

Constructed in 1984, Lakehaven Apartments is the newest apartment community in a mature suburban township. This asset benefits from growing demand for suburban apartment locations in high-quality school districts within commuting distance of Chicago, the third largest metropolitan area in the U.S. Petiole believes in this asset’s potential for value to be added through gradual, in-unit apartment upgrades that build upon previously made improvements.

Petiole co-invested with Partners Group in the US$3 billion acquisition of Idera, a global B2B provider of software and Database productivity tools supporting the digitalization thesis. As more enterprises invest in accelerating software development and innovation, demand for Idera’s products and services is expected to grow.

Idera operates within the $205 billion global infrastructure software market with a total addressable market of $14.4 billion. The company’s product range encompasses software used for the design, automation, management, and security of data and data warehouses on-premises and in the cloud.

In partnership with BPEA Real Estate, Petiole co-invested in a large, diversified pool of logistics assets located at the key transport hubs across China. This co-investment in Forest Logistics is a follow-on to an earlier investment in one of the largest and fastest growing real estate logistics platforms in Asia.

Forest Logistics is a logistics property and operating platform founded in 2018 that capitalizes on strong underlying demand and a critical undersupply of modern logistics facilities in China. This attractive co-investment benefits both from the supply and demand side of the Chinese logistics sector. As China continues to focus on narrowing the gap in logistics cost and 3PL participation rate through the national strategic improvement initiatives, e.g., road tariff cuts, tax reforms, the targeted increase in 3PL penetration in manufacturing and retail supply chain logistics should increase Forest Logistics' cost competitiveness. The e-commerce boom in China has also accelerated the demand for modern warehouses with higher specifications.

Credit Low-Duration Income Portfolio III is a unique investment opportunity identified by Petiole in Australian real estate credit that offers investors attractive income-generating returns at relatively low-risk. This transaction involves providing senior secured loans to top-quality real estate developers that generate annual cash-paying returns.

Australian debt market benefits from a structural dislocation and scalable risk-adjusted returns, and the region's long-term demographic trends and healthy macroeconomic conditions drive a surge in residential construction, commercial real estate development, and infrastructure spending. This First Mortgage Construction Fund (FMFC) aims to provide senior mortgage construction loans to reputable real estate developers with strong track records and expertise. This fund will mainly focus on residential, industrial and hotels - sectors having the strongest outlook in Australia and New Zealand.

Petiole co-invested alongside KKR in the creation of a leading media content platform in Europe with US$1 billion+ in revenues. The combination of Leonine (Germany) and Mediawan (France) will form a powerhouse in a highly-fragmented market and where demand has continued post-COVID. 

The alliance between Leonine (Germany) and Mediawan (France) presents a unique opportunity to back two leaders in their respective national markets while forming a leading media content platform in Europe with scale benefits and an exciting growth trajectory.

The combined platform allows the development of more Intellectual Property (IP), attracts more talent, and develops a stronger library of rights, collectively enabling Mediawan and Leonine to co-finance more in-house production, retain IP rights and capture more economic upside.

Petiole partnered with a leading sponsor in Europe, in the acquisition of a leasehold asset in St. James in the prestigious West End district. This opportunistic co-investment in the refurbishment, lease-up, and selling of a Grade-A London office is aimed at generation a private equity return.

Brexit, COVID-19, and supply chain dislocations hit London’s real estate market hard, but the city's timeless allure and heavy investment from The Crown Estate have made West End real estate attractive again despite the headwinds. This creates an opening for opportunistic investors, presenting a market with favorable dynamics, limited new supply, and increasing demand for ESG- and COVID-compliant quality office space.

Despite bidding in the local real estate market remaining competitive, we managed to acquire this property at a significant discount compared to others in the area due to COVID-19, with yields staying strong throughout the pandemic. The sponsor has majority representation and voting rights at the shareholder and board levels, and all permits are approved for the value creation plan.
